Overview
One River North in Denver exemplifies our dedication to innovative applications and effective collaboration. Moreover, working with Saunders Construction, Mad Architects, and Davis Partnership, we played a fundamental role in bringing this 17-story structure to life. Our work focused on functional and aesthetic concrete installations and a luxurious rooftop pool.
Project Objectives
Firstly, our main objectives included installing over 20,000 square feet of concrete, featuring specialty exposed concrete in ribbons, exposed aggregate stairs, and gray broomed concrete. We also constructed a custom Bomanite MicroTop water feature, aligning with the building’s iconic slot canyon design. A key highlight was the creation of an 840 sq.ft. shotcrete rooftop swimming pool and a 100 sq.ft. spa. Custom coping integrated with a slot drain to elegantly frame the aquatics.
Challenges
One River North’s location posed logistical challenges due to its tight site, requiring the closure of a lane on Blake Street for materials and activities. Additionally, the construction of a rooftop pool demanded precision. We used Brundage Bone’s largest concrete pump to maneuver concrete up 17 stories with only five inches of clearance. Weather conditions at these heights further required continuous adaptation to maintain safety standards.
Innovative Techniques
Several innovative techniques were employed:
- Shotcrete Rooftop Pool: We replaced a stainless steel pool shell with shotcrete, achieving cost efficiency without sacrificing quality.
- Custom Aggregate: Imported from Sedalia, CO, this created a unique finish for the flatwork, avoiding red hues typical of local sands.
- 3D Printed Rebar Chairs and Custom CNC Formwork were used to achieve precise construction details, like the intricate water feature steps and pool coping.
Collaboration Highlights

- Holcim developed a customized concrete mix for high-altitude pumping, suitable for winter.
- Davis Partnership provided valuable feedback on feasible solutions, aiding in innovative custom work.
